The firm’s Property Managers oversee the day-to-day operations of assets in the portfolio and help to execute the long-term strategic plan developed by the Asset Manager. The Property Manager’s key responsibilities include:

 

  • Budgeting
    Prepare operating budgets with an emphasis on enhancing value.
  • Lease Administration
    Develop a critical dates report to ensure that all lease provisions are executed at the proper time and that all income scheduled to be collected is invoiced.
  • Financial Reporting
    Deliver timely reports with financial and operating performance figures. Respond to Asset Manager’s feedback and direction.
  • CAM Reconciliations
    Provide common area expense audits of landlord pass-throughs.
  • Collections
    Ensure tenants are paying rent in a timely fashion and upholding all lease term obligations.

 

  • Maintenance
    Provide rapid, effective response to tenant maintenance requests 24-hours-a-day, 7-days-a-week.
  • Expense Control
    Scrutinize operating expenses to capture opportunities to reduce expenses without sacrificing tenant service or asset protection.
  • Risk Management
    Maintain proper insurance to reduce landlord risk. Inspect property and identify liability exposures.
  • Tenant Retention
    Engage in effective, ongoing dialogue with tenants to ensure that their facility needs are being properly met. Host functions or events for tenants to build rapport and to express appreciation for their tenancy.
